  Theo tài liệu nộp lên một trung tâm giao dịch ở Thâm Quyến, China Vanke vừa bán một lô đất tại đây thông qua đấu giá, thu về 2,24 tỷ nhân dân tệ (309 triệu USD). Đây cũng là mức giá khởi điểm, thấp hơn gần 30% so với giá họ mua cách đây 7 năm. Lô đất có diện tích 19.000 m2.
  
  Baishuoyinghai và cổ đông lớn nhất của Vanke – công ty quốc doanh Shenzhen Metro đã cùng mua lại lô đất này. Họ cũng là bên duy nhất tham gia mua. Giao dịch được thực hiện sau khi thị trường chứng khoán Trung Quốc đóng cửa.
  
  Trả lời Reuters, Vanke cho biết cổ đông lớn nhất của họ “đã hỗ trợ công ty bằng cách hợp pháp, theo đúng tình hình thị trường”. Công ty đặt mục tiêu tăng thêm dòng tiền năm nay bằng cách vay vốn ngân hàng và bán thêm hơn 30 tỷ nhân dân tệ tài sản.

  Tuần trước, Vanke cho biết đã nhận được khoản vay 20 tỷ nhân dân tệ từ một nhóm ngân hàng, dẫn đầu bởi Ngân hàng Công Thương Trung Quốc (ICBC).
  
  Vanke đang nỗ lực huy động thêm tài chính. Tháng trước, họ cho biết đang đối mặt với sức ép thanh khoản trong ngắn hạn, chủ yếu do khủng hoảng địa ốc Trung Quốc kéo dài.
  
  Hãng đánh giá tín nhiệm Fitch tuần trước hạ bậc xếp hạng tín nhiệm của công ty này từ BB+ xuống BB-, với triển vọng tiêu cực. Nguyên nhân là doanh số bán nhà năm nay yếu hơn dự báo.
  
  China Vanke hiện là hãng bất động sản lớn thứ hai Trung Quốc, tính theo doanh số bán nhà năm 2023, theo hãng nghiên cứu bất động sản CRIC. Trước đây, thị trường vẫn đánh giá tài chính của hãng này vững chắc.
  
  Tuy nhiên, vài tháng qua, tình hình tài chính của hãng này xấu đi. Cổ phiếu và trái phiếu của họ bị bán tháo đầu tháng 3, sau thông tin hãng gửi yêu cầu xin gia hạn trả nợ đến hàng loạt chủ nợ.
  
  Hồi tháng 3, giới chức Trung Quốc họp với các tổ chức tài chính để thảo luận về tình hình của China Vanke. Tại đây, họ đã đề nghị các ngân hàng lớn hỗ trợ tài chính và đề xuất các chủ nợ tư nhân bàn bạc về gia hạn trả nợ cho Vanke.
  
  Bất động sản Trung Quốc rơi vào khủng hoảng từ năm 2021 và chưa có dấu hiệu sớm kết thúc. Hàng loạt hãng bất động sản nước này vỡ nợ, trong đó có cả các đại gia như China Evergrande Group và Country Garden.
